I will spare you our saga of moving to Napa from Southern California during a pandemic. Suffice to say, the market is impossibly competitive, lots of virtual tours, and we made multiple offers on houses before we finally got one. And it's a dream. All thanks to Florence and her tenacity, professionalism, and expert guidance throughout the entire process.

With us effectively shopping for a house online, she became our eyes and ears in Napa, steering us away from risky homes and toward homes she thought we'd like. The world as it is presently, the level of service that Florence provides to her clients is remarkable, if not essential. We actually met Florence as the agent of the first home we toured (pre-pandemic). On meeting a few other agents that day, we were almost hesitant to give them our contact info because we really liked Florence from the start. She was very patient and measured. She listens intently and remembers everything regarding your must-haves, big concerns, deal breakers, and dream scenarios. By the time we got on our flight home, she had already created a custom portal for us that perfectly matched our home hunting criteria and we were getting regular email updates about new homes and properties coming soon.

In addition to the virtual tours, Florence really delivers above and beyond any reasonable expectation of a buying agent, and never even hints at being put out by any of it. Videos of neighborhoods to gauge noise levels, honest feedback after seeing homes in person about questionable condition or potential risks. Florence will walk around a house (impeccably dressed) and climb fences, prod wood siding to check for rot, look under decks, tell you how the house smells, if there are kids, smokers, barking dogs, road noise, everything. She is equally thorough with the mountain of documentation that accompanies the home buying process, and even more patient as she explains it all to you. She provides constant communication, and we never had the feeling that we might miss an opportunity for lack of availability. All of this was vital for us trying to navigate buying a home from 400 miles away, not to mention her expert grasp of Docusign to help move contracts along quickly.

Ultimately, we got a tip from a local friend that there was an estate sale in a great neighborhood and the home might be coming on the market, so we texted Florence the address. Less than an hour later we received a Facetime call from her standing in the driveway and speaking with the sellers, who were happy to give us a virtual tour on the spot. She was in touch with the selling agent that evening, we had an offer submitted the next day, and were in contract by the weekend. A thousand compliments will never properly convey how incredible Florence is as an agent. Never too busy for you, although perpetually swamped, and remembers the tiniest details that make such an impact in the buying experience. This includes my wife mentioning that she has always lived in a house with a fig tree, which our new home did not have. Florence handed us the keys and we walked in to find a beautifully wrapped fig tree as our first house warming gift. We truly cannot recommend her highly enough.

Florence is smart, savvy and knowledgable; she has the technical understanding to detect structural flaws, electrical issues, and grading problems. She is super responsive and will get answers quickly. Not only is she there with you every step of the way up until closing, but even after closing she is genuinely interested in helping you turn your new house into a home; she will help connect you to plumbers and contractors to help you make your dreams come true. In today's sellers market you need an A team on your side and Florence is it!

In our first meeting, my boyfriend and I were impressed by how prepared and organized she was by providing us with a packet of neighborhood information, current sales statistics and general loan/closing cost details. She showed her knowledge of the area and market as she listened to the key factors that were important to us and then suggested neighborhoods she thought could meet our needs and some of our wants. During the home buying process Florence was with us the entire way, always available for questions and supervised the escrow process so well that we were able to close 3 days early! In today’s “sellers market” she smoothly and persistently negotiated on our behalf to get us the best deal possible. To top it off, Florence is just a lovely person to work with! I met Florence at an open house in my neighborhood several years before I was ready to sell. I stayed in touch with her via email and she kept me updated on property values and sales in my area. When the time came for me to sell, I contacted her and explained that I had a resale "flipper" company interested in buying my house , and a private party, and I did not want the hassle of hiring and having repairs done on my own. She openly discussed the pros and cons with me and presented her plan for the sale of my property.
Her plan and support made so much sense that I signed with her and she handled all the hiring and monitored all the repairs and updates. I had already moved out of the area. Her expertise at marketing my property

My girlfriend and I had been looking at open homes for over a year. When we met Florence at an open house her knowledge of the market was apparent and she had style to boot. Many months later after seeing many more houses and meeting many agents we asked Florence to represent us. When we found the right house Florence confirmed the market underwriting and helped us nail the winning bid. We closed remotely and Florence handled all the inspections and vendors we needed to waive contingencies. As a commercial broker I know what to expect from good brokerage and Florence delivered in spades!
